The Letting Agent Compliance Programme
Specialist training for the Letting Agent Code of Practice

The Letting Agent Code of Practice (the “Code”) sets out the standards expected of Letting Agents operating in Scotland in how they manage their business and provide their services.

LAS has created a programme of training which looks at the standards in depth to help agents understand how to ensure compliance with the Code: The Letting Agent Compliance Programme.


About the programme

There are six modules in the programme which can be done in any order and have been put together taking into the account the different roles undertaken by letting agency staff.

There is no requirement to complete every module however there may be agents with small teams who may benefit from attending every session.

There is no time limit for completion of the programme and sessions will be available across Scotland.

The six modules

Module 1: Overarching standards of practice

Covers sections 1 and 2 of the Code.

Who should attend?

Principals, Managing Directors, Director of Lettings

2.5 CPD hours

Module 2: Engaging landlords

Covers section 3 of the Code:

  • Before taking instructions
  • Terms of business
  • Ending the agreement

Who should attend?

Letting/Sales team, Valuers, New business team

Learning outcomes

  • Understanding of the landlord and agent relationship
  • Knowledge of what must be included in the terms of business (TOB)
  • Requirements before engaging landlords

  • Taking instructions
  • What must be included in TOB and why

2.5 CPD hours

Module 3: Lettings

Covers section 4 of the Code:

  • Marketing and advertising
  • Giving correct information to prospective tenants
  • Charging fees
  • Viewings
  • Applications & references checks
  • Tenancy agreement
  • Tenancy deposits
  • Moving in (inventory/check-in)

Letting teams/negotiators

Learning outcomes

  • Understanding of the tenant and agent relationship

2.5 CPD hours

Module 4: Management and maintenance & ending the tenancy

Covers sections 5 and 6 of the Code:

  • Rent collection
  • Property access and visits
  • Carrying out repairs and maintenance Contractors and third parties

Property Managers/Administrators, Maintenance Team

Learning outcomes

  • Understanding of the Agent/Tenant and Landlord Relationship

3 CPD hours

Module 5: Communications and resolving complaints

Covers section 7 of the Code:

This module is delivered as a series of 3 workshops.

  • Working with Conflict
  • Effective Communication
  • Good Practice in Complaint Handling

Who should attend?

Any member of letting agency staff who deals with or is involved with conflict at any time

Learning outcomes

  • Effective solutions for dealing with conflict/complaints
  • Avoiding First-tier Tribunal

2 CPD hours for each individual workshop

Module 6: Handling landlords’ and tenants’ money, and insurance arrangements

Covers section 8 of the Code:

  • Client accounts
  • Debt recovery
  • Professional indemnity arrangements
  • Provision of insurance products
  • Criminal activity

Accounts/Finance Team

  • Understanding of the agent/tenant and landlord financial relationship
