Specialist training for the Letting Agent Code of Practice

The Letting Agent Code of Practice sets out the standards expected of Letting Agents operating in Scotland in how they manage their business and provide their services.  LAS has created a programme of training which looks at the standards in depth to help agents understand how to ensure compliance with the Letting agent Code of Practice: The Letting Agent Compliance Programme.


About the programme

At Landlord Accreditation Scotland we are proud to have created and deliver the only CPD specific training programme covering every aspect of the Letting Agent Code of Practice, The Letting Agent Compliance Programme (LACP) Completed as a set the modules will fulfil your 15-hour formal CPD requirements, however they can be completed independently depending on your teams’ needs.

There are seven modules in the programme which can be done in any order, delivered virtually, and have been put together taking into account the different roles undertaken by letting agency staff. Each module covers an area, or areas of the Letting Agent Code of Practice in detail. 

There is no requirement to complete every module, however many agency owners who have already completed the programme have said that they feel their qualified staff will benefit from attending every session.  There is no time limit for completion of the programme, you can work through these at your own pace.

Each module will be delivered over two webinars (with the exception of Module 5) to allow enough time to cover all the required topics.  We want to make sure you come away from webinars with more refined practical skills than when you started, and to achieve this, there will be both ‘listening & doing’ activities as the best way to learn is through practice.

The seven modules

 
Module 1: Overarching standards of practice

Covers sections 1 and 2 of the Code.

Who should attend?

Principals, Managing Directors, Director of Lettings

Module 2: Engaging landlords

Covers section 3 of the Code:

  • Before taking instructions
  • Terms of business
  • Ending the agreement

Who should attend?

Letting/Sales team, Valuers, New business team

Learning outcomes

  • Understanding the landlord and agent relationship
  • Knowledge of what must be included in the terms of business (TOB)
  • Requirements before engaging landlords

What you will cover

  • Taking new letting instructions
  • What must be included in terms of business and why

2 CPD hours for attendance at both sessions

Module 3: Lettings

Covers section 4 of the Code:

  • Marketing and advertising
  • Giving correct information to prospective tenants
  • Charging fees
  • Viewings
  • Applications & reference checks
  • Tenancy agreements
  • Tenancy deposits
  • Moving in (inventory/check-in)

Who should attend?

Letting agents who require training or a refresher on this area of the code of practice, also suitable for teams/negotiators

Module 4: Management and maintenance & ending the tenancy

Covers sections 5 and 6 of the Code:

  • Rent collection
  • Property access and visits
  • Carrying out repairs and maintenance contractors and third parties

Who should attend?

Letting agents who require training or a refresher on this area of the code of practice, also suitable for Property Managers/Administrators, Maintenance Team

Module 5: Communications and resolving complaints

Covers section 7 of the Code:

This module -Introduction to Mediation Techniques- is delivered by Scottish Mediation and covers:

  • Working with Conflict
  • Effective Communication
  • Good Practice in Complaint Handling

Who should attend?

Any member of letting agency staff who deals with or is involved with conflict at any time

Learning outcomes

  • Effective solutions for dealing with conflict/complaints
  • Avoiding First-Tier Tribunal

3 CPD hours for attendance at session

Module 6: Handling landlords’ and tenants’ money, and insurance arrangements

Covers section 8 of the Code:

  • Client accounts
  • Debt recovery
  • Professional indemnity arrangements
  • Provision of insurance products
  • Criminal activity

Accounts/Finance Team

Learning outcomes

  • Understanding of the agent/tenant and landlord financial relationship
  • Full compliance with managing client money

2 CPD hours for attendance at both sessions

Module 7: Lettings Legislation

This module, delivered over two webinars, explores in detail the regulatory framework of the private rented sector alongside the requirement for set policies and procedure as stated in Section 2 of the Code.

Any member of letting agency staff including Principals, Managing Directors, Director of Lettings, Senior Lettings Team.
